Within this web site, to the highest point possible, I attempt to offer
you accurate, responsible and timely information.
I have also provided links from this web site
to numerous other sites which contain, in my estimation, much useful and
valuable information, all gained from much research and study.
It will save you a lot of time searching.
However, as
a Real Estate Professional gathering information since 1989, I can help
you put information from all aspects of a real estate purchase or sale
into perspective, counsel you given my experience and protect your
interests under
fiduciary responsibility.
Beware the agent who is NOT knowledgeable and
experienced in the Santa Clarita area! This includes agents who list
from the Internet and those who never even see your home. This also includes agents who
show you homes outside their area of expertise. This sometimes
includes your "friend" or "relative". You may be losing more money that
you think you are saving!
The advent of the consumer driven Internet, and the wealth of
information that it can provide to the consumer, is constantly growing.
The consumer has access to more facts and figures, offers to purchase
on-line, and ways of doing business on-line, than ever before. And
it continues to grow. This has brought about incredible changes
within a relatively short period of time, which affect our thinking.
How can we simplify our lives? How do we expect business to be done? How
should business "treat" us? We have always been fact and
information hungry, and have always expected information to be given
to us as quickly as possible. The Internet now allows us almost
instant gratification when asking for information. Sometimes we have so
much information, it's difficult to even sort through it!
Information is just that, information. It can be up-to-date and
correct, downright wrong, or at best misleading, and often not fact.
As you have let your "fingers do the walking" on-line, no doubt you have
come across many sites that purport to give up-to-date information on
homes for sale. You may have even called an agent presenting a home
for sale, only to be told that it is "sold" or "under contract pending
sale". The experience of calling can be similar to the experience of
calling on an advertisement in the colorful real estate magazines on the
rack at the local car wash that we all see (and keeping you amused as you
wait for your car), but is the information current and accurate and/or
meaningful at this moment in time? Can you act on it now? If
you cannot act on it now, it is just information for information's sake.
Who has the most up-to-date information?
The truth is that rarely
does anyone or any place have complete information. But there
is a place where information is cumulative and gathered into bundles of
knowledge where it can be used to counsel and guide you - that is an
experienced REAL ESTATE PROFESSIONAL.
Most all people have taken years to gain experience, whatever field
of expertise we have decided to settle upon. Experience is paid
for in time on a learning curve. No doctor, auto mechanic, or other
professional, can be A Professional just by collecting information from
the Internet. Would you go to someone who calls himself a "doctor"
because he can access information on diseases from the Internet? No!
Neither would I. Each Professional, whomever, also needs experience
to carry out his profession with confidence and with successful
results.
Something many of us are familiar with is parenting.
Many of us have become Professional in the field of child rearing -
how many books, TV shows, ads, magazines, friends and helpful relatives
have we listened to for "information"? How much of it was
responsible, accurate or timely? A lot of it was. How much of
it was "untrue", "irresponsible", "inaccurate or misleading" and/or "after
the fact"? A lot of it! Most of us have sorted through, analyzed and
evaluated information. We have gained knowledge and experience,
through hard work, study and "just plain doing it" year in and year out.
When we have done that, we feel we can give counsel and guidance to
others.
The same applies to me as a Real Estate Professional. I
have years of information gathering experience about every aspect of the
real estate transaction. I DO NOT JUST FIND HOMES OR JUST PLACE
HOMES ON THE INTERNET. Anybody can do that. It is a
functionary
activity. You don't even have to have a license.
That is not where the value of a Real Estate
Professional lies. SO WHAT IS DIFFERENT? I provide
protection to you, as a
fiduciary and I have a
fiduciary duty to you, NOT a functionary role.
I have learned about: associated
"side issues" in Santa Clarita, where and how to market Santa Clarita
homes, buying experiences and local trades people in the Santa Clarita
area, negotiation with other agents in the Santa Clarita area. I have
gathered all the learning and experience into a wealth of knowledge
through experience.
Pricing a home to sell is not simply a matter of comparing a list
of prices on similar homes on the Internet. Selling a home is not
just putting an ad in the paper or a sign in the yard or an ad on the
Internet. Marketing is not a one page web page that looks like
everyone else's or a listing in the local paper. Buying a home is
not simply a matter of getting a list of "homes for sale" from the
Internet or even a real estate agent. Minor or subtle shifts in
the market are not apparent immediately unless one is made aware of these
changes on a daily basis, and it can cost you. Even major
changes such as new school building, highway construction, new home
construction projects or new shopping centers, sometimes years away, will
affect the ultimate price of a home.
Who is most aware of the dynamics of a market?
Who keeps Tract of information, analyzes information? Who critically
evaluates information and counsels based on experience and knowledge?
It is certainly NOT the Internet. It is your LOCAL
Real Estate Professional who lives those dynamics daily. Your LOCAL
Real Estate Professional can give you the confidence that your sale or
purchase will go smoothly. Your LOCAL Real
Estate Professional, under written contract has the fiduciary
responsibility to protect your interests in the purchase or sale of your
home, get you the best price on the best terms possible.
Taking on a fiduciary role rather than a functionary
role, means having experience and expertise that is vital to the
successful close of the transaction, and for the transaction to be
completed promptly, with happy clients on both sides.
Beware the agent who is NOT knowledgeable and
experienced in your area! You may lose more money than you think you
